The very first step would be to research a reliable real estate professional to guide you through this process and schedule a call or coffee date. From there, taking a look at your specific needs, I'll be able to recommend a few vetted loan officers that will be able to get you pre-approved and ready for the house hunting.
The truth is, not every lender finances condos, not every one does vacant land, and not every lender offers FHA or VA loans. After we talk, I'll be able to guide you in the right direction so you're not wasting your time at the wrong place.

Besides your down-payment, your "closing costs" are going to be things like your inspection fee, prorated property taxes & hoa dues. Fees that have to do with your loan & title, such as the loan origination fee, appraisal fee, loan points (if you're buying them), credit report, flood certification, homeowners' insurance, title settlement fees, and recording fees.
The depends on the location of the property, the title company you work with and the lender that you choose. The fees will vary county by county. I typically tell my clients to budget for 2%-3% of the purchase price.

Once we find the perfect home and go under contract, the process typically takes about 30 days (could be 60). If you are purchasing with cash, the process can be as little as a couple of weeks.

My fee is negotiable and depends on the time, effort and money that I believe I'll need to invest into the sale. I generally stay between 2%-3% but have also done flat fee depending on the situation.
